Elame ajal, mil iga klient soovib r\u00e4\u00e4kida oma lugu ning l\u00e4bi tellimuse saada rohkem, kui lihtsalt uut hoonet. Enam kui rohkem v\u00f5ib kohata hooneid, mis on ehitatud \u00fche ja sama projekti j\u00e4rgi, v\u00f5ttes n\u00e4iteks Mustam\u00e4el, Lasnam\u00e4el ja Haaberstis asuvad n\u00f5ukogude aegsed kortermajad, v\u00f5i n\u00fc\u00fcd ka Euroopas populaarsust koguvad Ameerika n\u00e4itel \u00e4\u00e4relinna elamurajoonid.&nbsp;<\/p>\n\n\n\n<p>Sirkel &amp; Mall on juba aastaid l\u00e4bi projekteerimise t\u00f5stnud klientide vara v\u00e4\u00e4rtust ning hoolitsenud selle eest, et hooned oleksid ratsionaalsed nii ehitusj\u00e4rgus kui ka hilisemas kasutuses. Kliendid ja nende eesm\u00e4rgid on erinevad ning igale kliendile tuleb projekteerijatel l\u00e4heneda erinevalt. Sellest tulenevalt oleme alati personaalselt l\u00e4henenud igale projektile, sest m\u00f5istame, et iga klient on unikaalne ning nende eesm\u00e4rgid on varieeruvad. Selle m\u00f5istmine on esimene samm koost\u00f6\u00f6s, peale mida on v\u00f5imalik leida l\u00e4bi projekteerimise lahendus, mis seda maksimeerib. V\u00f5iks arvata, et enamasti on kliendi eesm\u00e4rgiks maksimaalne kasum, kuid see pole alati nii. Koost\u00f6\u00f6 alguses tuleb kokku leppida osapoolte ootused. Kui m\u00e4ngureeglid paigas ja ootused kirjeldatud on hilisem koost\u00f6\u00f6 sujuvam.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Eesti ehitusturu 7 profiili<\/h2>\n\n\n\n<p>Meie kogemus on n\u00e4idanud, et kliendi vajaduste ja eesm\u00e4rkide m\u00f5istmine on eduka koost\u00f6\u00f6 aluseks. Oleme lahti kirjutanud 7 erinevat kliendi profiili, alates arendajast ning l\u00f5petades avaliku tellijaga. Nii on lihtsam projekteerijatel profiili m\u00e4\u00e4rata ja aru saada nende l\u00f5ppeesm\u00e4rgist.<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Eratellija (l\u00f5pptarbija, v\u00e4ikesemahuline sh eramud)<\/strong>: Ei kasuta hoonet \u00e4ritegevuse eesm\u00e4rgil tahab k\u00f5rget kvaliteeti v\u00e4ikese raha eest seda nii projekti kui ka materjalide ja t\u00f6\u00f6 puhul;<\/li>\n\n\n\n<li><strong>Eratellija (l\u00f5pptarbija, \u00e4ritegevuse eesm\u00e4rgil)<\/strong>: L\u00e4htub peamiselt hoone heast funktsionaalsusest;<\/li>\n\n\n\n<li><strong>Arendaja (portfelli jaoks)<\/strong>: Oluline paindlikkus kui turg peaks muutuma (\u00fcmberehituse v\u00f5imalus) samuti on talle oluline energias\u00e4\u00e4st ja halduskulud. Vastupidavad lahendused ja materjalid. Maksimaalne renditav pind\u00a0<\/li>\n\n\n\n<li><strong>Arendaja (m\u00fc\u00fcgiks)<\/strong>: Standardeid saab t\u00f5lgendada mitmel viisil. Paindlikkus on sel juhul arendaja jaoks v\u00f5tmet\u00e4htsusega, et luua konkureeriv toode. Turueelis saavutatakse m\u00f5ne elemendiga (parem parkimine, panipaik, r\u00f5du, m\u00e4nguv\u00e4ljak vms).\u00a0<\/li>\n\n\n\n<li><strong>Ehitaja (fikseeritud hinnaga leping)<\/strong>: \u00c4ritegevuse eesm\u00e4rk on maksimaalne kasum. Oht, et satume keerulisse kolmnurka, kus ehitaja tulu tekib projekteerija lahendustest, mida l\u00e4bi ekspertide saab t\u00f5lgendada mitmel viisil. Hea v\u00f5imalus peatellijalt lisat\u00f6\u00f6deks raha k\u00fcsida. Tasub meeles pidada, et projekteerimise osakaal ehitusest on ca 2-5%. Skaalad milles m\u00e4ngitakse on erinevad ja soov leida odavamaid lahendusi \u00fclisuur; T\u00e4htis, et t\u00f6\u00f6tatakse \u00fchise eesm\u00e4rgi nimel k\u00f5ikide osapooltega.<\/li>\n\n\n\n<li><strong>Riiklik tellija ( sh RKAS)<\/strong>: Peab tagama lubatud t\u00e4htaja oma projektidele ja projekt peaks olema \u00fcle dimensioneeritud ja kasutatud kallimaid materjale. Ratsimine on hiljem ehitajal v\u00f5imalik, aga raha juurde k\u00fcsida ei ole v\u00f5imalik. \u00dcldjuhul j\u00e4\u00e4vad RKAS hooned nende bilanssi ja r\u00f5hku pannakse haldusele (kallid ja head materjalid) ja energias\u00e4\u00e4stule;<\/li>\n\n\n\n<li><strong>Omavalitsus + kooli esindaja<\/strong>: Piiratud eelarve olukorras. Tihti on eraldatud raha kindlas summas ja tuleb projekteerida hoone ette antud hinda, samas tahetakse midagi v\u00e4ga neile sobivat (erilist), mis ajab hinna l\u00f5hki.\u00a0<\/li>\n<\/ol>\n\n\n\n<h2 class=\"wp-block-heading\">Kuidas aitab selline l\u00e4henemine klienti?<\/h2>\n\n\n\n<p>M\u00f5istes paremini oma klienti suudame pakkuda parimat teenust, mis on kasulik m\u00f5lemale osapoolele. Eesti ehitusturg on pidevas muutumises, millega tuleb ka Sirkel &amp; Mall\u2019il aktiivselt kohandada. Viimastel aastatel on kasvanud n\u00f5udlus energias\u00e4\u00e4stlike ja j\u00e4tkusuutlike hoonete j\u00e4rele, mis on tihedalt seotud Euroopa Liidu poolt seatud eesm\u00e4rkidega v\u00e4hendada kasvuhoonegaaside heitkoguseid ja parandada hoonete energiat\u00f5husust. N\u00e4iteks, Euroopa Liidu energiat\u00f5hususe direktiiv seab liikmesriikidele kohustuslikud eesm\u00e4rgid hoonete energiatarbimise v\u00e4hendamiseks ning n\u00f5uab, et uued hooned oleksid l\u00e4hedased nullenergiahooned. Lisaks on Euroopa Liit v\u00e4lja t\u00f6\u00f6tanud mitmeid standardeid ja m\u00e4rgiseid, mis aitavad meil hinnata hoonete energiat\u00f5husust ja j\u00e4tkusuutlikkust. Pidades silmas kliendi profiili, ehitussektori n\u00f5udeid ja trende saab pakkuda igale kliendile, vastavalt kliendi profiilile, parima lahenduse, mis on kasulik m\u00f5lemale osapoolele.<\/p>\n\n\n\n<p>Aidates arhitektidel paremini m\u00f5ista klienti, tuleb sisse tuua eskiisi p\u00f5hjalikum lahendamine, kuhu tuleb kaasata insenerid, ehitaja, maakler ja ning keskenduda numbritele, mille alusel on v\u00f5imalik arendajal tasuvusarvutusi teha. Loomulikult on oluline ka hoone arhitektuur, mis pakub v\u00f5imalust r\u00e4\u00e4kida lugu ning elavdada keskkonda, aga see peab tuginema numbritel. Ka ilul on hind ja tellija on n\u00f5us seda maksma, kui on sellest eelnevalt teadlik ning n\u00e4eb lahenduses enamat kui lisakulu. Hoone v\u00e4limuses peitub rohkem kui vaid v\u00e4line ilu. Nagu ennem mainitud, hoone arhitektuur r\u00e4\u00e4gib lugu, kuid see \u201clugu\u201d saab m\u00e4\u00e4ratlevaks, mitte vaid ostuperioodil, vaid ka kas seda hilisemas faasis &#8211; kas hoone kutsub k\u00fclastama; millise mulje j\u00e4tab hoone k\u00fclastuse k\u00e4igus; kuidas on hoones elada\/t\u00f6\u00f6tada jne.<\/p>\n\n\n\n<p>V\u00f5ib k\u00fcll arvata, et arhitekti \u00fclesanne on projekteerida hea funktsionaalsusega ja linnaruumi sobiv hoone, kuid lisaks sellele on vajalik arhitektuuriliste lahenduste pakkumisel arvestada ka ehitushinda ja projekti ehituse keerukust ning ka hilisemaid halduskulusid. Just need viimased on tegurid, mis m\u00f5jutavad oluliselt projekti kasumlikkust j\u00e4\u00e4vad tihti projekteerijatel tahaplaanile.
